Space Labs Australia is a team of architects, engineers, façade engineers and logistics professionals with wide-ranging experience in the design, construction and manufacturing industries across Australia and Asia.

Having delivered projects including residential, student accommodation, hotels, schools and industrial projects for private and public clients, our team has demonstrated capability to deliver high-quality, cost effective and low-impact solutions in complex environments.

The leadership team at Space Labs Australia have been involved in pushing the boundaries of what’s possible in off-site construction. Past projects include the delivery of high-rise PPVC in Perth, Adelaide, and Auckland (NZ) as well as mega-panel unitised façade projects in Canberra and Sydney.

We are currently undertaking detailed feasibility on projects employing VMC over sixty (60) Storeys which will be amongst the tallest modular buildings worldwide. The solutions we are developing are designed to deliver cost-effective high-rise buildings, accelerate construction timelines, deliver better quality with less waste and minimise the impact on the local environment.

As we push the boundaries of VMC, our team collaborates closely with a number of Australian and International consultant teams who work closely with our team to develop innovative solutions.

Where projects have significant numbers of repeatable elements it provides opportunity for modularised components to be constructed off-site in controlled factory conditions prior to deliver to site where it is integrated into its final location. Volumetric modular construction (VMC) requires a clear staged process to ensure successful project delivery, including;

  • Detailed planning and design utilising the principles of design for manufacture and assembly (DfMA) which implements lean manufacturing principles and production theory to develop repeatable components.
  • Manufacture of the modules under controlled conditions ready to transport to site.
  • Modules are transported to site in accordance with a detailed installation schedule, on arrival they are lifted into location with the assistance of the site tower crane into their final location.
  • Once located the modules are in position and are tied together using connectors to form the building.

Generally, the off-site modular elements in high-rise construction are integrated with the traditional in-situ concrete structure commonly forming the basement, podium and services core.

The advantages of VMC are numerous, with the benefits being variable based on the objectives of the individual project, and may include:

  • Speed of construction is achieved though simultaneous construction, as whilst the modules are being fabricated the site works and in-situ works can proceed in tandem, and additionally the factory setting minimises the impact of delays due to inclement weather.
  • Cost reductions are available where designs include a high level of standardisation to optimise material consumption, however importantly VMC delivers cost certainty for a significant proportion of the works due to the level of pre-design and delivery through a single supplier where scope creep is minimised.
  • Quality is a commonly achieved benefit of VMC due to fabrication of the elements within a controlled factory environment and detailed Quality Management Plan (QMP) which requires periodic hold points during manufacture to check the quality of the works.
  • Sustainability through VMC is achieved by optimising material consumption, reducing and recycling of waste, additionally modular buildings are able to be deconstructed and reconfigured or relocated and extend their lifespan and contribute to the circular economy.
  • Safety is improved as the controlled manufacturing environment reduces injuries to workers, and with less workers on site there the risk of on-site injuring reduces.
  • Disruption to the neighbouring communities is minimised due to the reduction of workers on site, minimal heavy works reduces noise pollution, and reduced deliveries to site minimises the impact on local roads.
